What happens in a kitchen remodel, in the order it happens
Kitchens run in a fixed sequence, and skipping a stage costs more than waiting for it. This is the order we work in and why each step exists.
Two stages catch homeowners off guard: the rough inspection and the countertop template. Both are hard stops. Nothing gets covered up before the county has looked at it, and no fabricator will cut stone from a drawing when the cabinets are sitting right there to be measured.
- Demolition and haul-away — old cabinets, counters, flooring and any wall that is coming out.
- Rough-in — supply and drain lines moved for a relocated sink, dedicated circuits for the range, microwave, dishwasher and disposal, and outlets brought to current code spacing.
- Rough inspection — the county reviews the work while the walls are still open. Nothing is closed up until it passes.
- Drywall, floor prep and paint — the stage that makes the room look finished well before it is.
- Cabinets set, shimmed and leveled, then the countertop template is taken off the installed cabinets rather than the plan.
- Counter fabrication and install, backsplash tile, appliance and plumbing hookup, hardware, final inspection and walk-through.
Where the money actually goes
On most kitchens the cabinets are the largest single line and the countertops are second. Appliances, tile, lighting and flooring divide up what is left. Knowing that changes how you spend, because the fastest way to burn a kitchen budget is to move plumbing that did not need to move.
Ask about box construction before you decide on a door style. You open a drawer several times a day for twenty years and you look at the door profile far less often than you think.
- Cabinets — judge the box first. Plywood construction, full-extension slides and soft-close hardware matter more day to day than the finish.
- Countertops — priced by slab square footage plus fabrication. Edge profile, cutouts, seams and a waterfall end all add to the number.
- Moving the sink or range means new supply, drain and vent work. Keeping the plumbing wall where it is saves real money.
- Electrical is not optional. Older South Florida kitchens often lack dedicated circuits and GFCI protection, and the inspector will find it.
- Backsplash tile changes the look of a room more per dollar than almost anything else in the budget.
- Hold a contingency for what is behind the wall — corroded galvanized pipe, undersized framing and previous unpermitted work all turn up during demo.
Living through it, the honest version
A straightforward kitchen with the same layout and no walls moved is a few weeks of on-site work. Move the plumbing, open a wall into the living room or wait on a custom cabinet order and it stretches. We would rather give you the realistic version up front than the optimistic one and then explain it later.
The two things that most often push a finish date are lead times and inspection scheduling, and neither one speeds up because a contractor wants it to. That is exactly why cabinets and appliances get ordered first.
- Plan on several weeks without a working kitchen. A temporary station with the microwave, coffee maker and refrigerator somewhere else in the house makes it manageable.
- Order cabinets and appliances early — lead times, not labor, usually set the finish date.
- Inspections land on the county's calendar, not ours. That gap is normal and we build it into the schedule.
- There is a real pause between cabinet install and countertop install while the stone is fabricated from the template.
- Dust travels. We seal openings and protect floors, but a remodel is a construction site inside your house.

Do I need a permit to remodel a kitchen in Broward or Miami-Dade?

Can you move the sink or take out a wall between the kitchen and living room?
Yes. That is the difference a state-certified building license makes.
