A covering rated for thirty years was rated somewhere with a winter. Here the same assembly gets year-round UV, humidity that feeds algae between the tabs, salt in the air within a few miles of either coast, and a rainy season that can drop more water on it in an afternoon than much of the country sees in a month. Materials do not last as long here, and the small failures start earlier.
Maintenance does not make a roof immortal. What it does is catch the handful of things that actually cause leaks — a split boot, an open lap, a valley packed with oak litter, a screw backing out of a metal panel — while each one is still half an hour of work instead of an insurance claim.

What a maintenance visit actually covers
An inspection that consists of somebody looking at your roof from a ladder propped at one corner is not an inspection. We walk what can safely be walked, look at the parts that fail rather than the parts that look good, and get into the attic wherever there is access.
The underside of the deck tells you about leaks that have not reached the ceiling yet. That is usually where a problem is cheapest to solve.
- The covering itself: lifted, creased or missing shingles, slipped and cracked tile, loose panels or backed-out screws on metal.
- Every penetration — pipe boots, vents, skylight curbs, satellite and solar mounts, A/C stands. This is where the majority of leaks begin.
- Flashing and terminations: wall and chimney counterflashing, valley metal, drip edge, and anywhere two roof planes meet.
- Drainage: valleys, gutters, downspouts, scuppers and flat-roof drains cleared so water actually leaves the roof instead of sitting on it.
- Flat and low-slope areas: seam condition, blistering, and any ponding still standing more than a day or two after rain.
- The attic where accessible: daylight through the deck, dark staining on sheathing, damp insulation, rusted nail shanks that point to condensation.

Algae, debris and standing water
Three slow processes do most of the damage between storms. All three are cheap to manage and expensive to ignore.
One warning before anyone quotes you a roof cleaning: never let a pressure washer near an asphalt shingle roof. High pressure strips the granules that protect the mat from UV, and it can take years off a covering in a single afternoon. A low-pressure soft wash with the right solution does the job without the damage.
- The black streaks running down roofs all over the region are algae feeding on the limestone filler in asphalt shingles. Cosmetic at first, but it holds moisture against the surface and it spreads.
- Moss and lichen in shaded valleys are worse. Lichen roots into the granule surface and lifts it, and both hold water exactly where you least want it standing.
- Live oak litter, palm fronds and seed pods pack into valleys and gutters, dam the flow and push water sideways under the covering.
- Ponding on a flat section still there two days after rain means the drainage is failing. Standing water finds a seam eventually.
- Branches touching the roof sand off granules every time the wind blows and give rodents a bridge into the soffit.
- Within a few miles of the coast, salt film accelerates corrosion on exposed fasteners, drip edge and valley metal. Rinsing matters more here than it does inland.

What maintenance actually buys you
Nobody enjoys paying for work on a roof that is not leaking. The argument for it is arithmetic, not sentiment.
A failed boot found on the roof is a small repair with no interior work at all. The same boot found because the ceiling turned brown has already soaked the sheathing, the insulation and the drywall, and in this humidity it has probably grown something. The roof repair is still small. Everything else is not.
- Service life. Coverings that get debris cleared, flashings maintained and boots replaced on schedule reach the top end of their expected life instead of the bottom.
- Claim outcomes. Carriers cover sudden accidental damage, not wear and tear. A leak traced back to a decade of neglect is precisely the claim that gets denied.
- Renewals. Roof age and condition drive Florida underwriting more than almost anything else about the house, and documented upkeep helps your case.
- Storm evidence. A dated set of before photographs makes it far easier to show an adjuster that damage came from the storm rather than from age.
- Resale. Roof condition is the first thing a home inspector writes up, and an older roof with no records invites a price reduction at closing.
- Warning time. Maintenance is how you find out a replacement is two years out, instead of discovering it the week your policy is up for renewal.

Roof Maintenance — straight answers
How often should a South Florida roof be inspected?
Twice a year is the sensible rhythm, plus a look after any named storm or unusually severe weather. The most useful timing is late spring, before hurricane season, and again in late fall once it has passed. Older roofs, roofs shaded by large trees, and anything with a flat or low-slope section benefit from the more frequent end of that range.
Can I pressure wash my own roof?
Not an asphalt shingle roof. The pressure strips granules off the surface, and those granules are the only thing shielding the asphalt from UV. You can lose years of service life in one afternoon and none of it grows back. Tile and metal tolerate cleaning better but still need the right pressure and someone who will not crack tile walking across it.
Does maintenance really make a roof last longer?
It does not extend the material itself, but very few roofs here die of old age in the middle of the field. They fail at the details — boots, flashings, valleys, fasteners — years before the covering wears out. Maintaining those details is what allows a roof to reach the end of its real service life instead of being replaced early over one square foot of failure.
What are the black streaks running down my roof?
Algae. It feeds on the limestone filler used in asphalt shingles and thrives in the heat and humidity here, usually appearing first on shaded and north-facing slopes. It is mostly cosmetic early on, but it holds moisture against the shingle surface and it will not clear up on its own. A low-pressure soft wash removes it without stripping the granules.
Will you inspect a roof your company did not install?

Will my insurance pay for roof maintenance?

Maintenance protects the coverage more than the coverage pays for maintenance.
