East Miramar and west Miramar are two different roofing jobs
Miramar is long and narrow. It starts at the Miami-Dade line in the east and runs west for miles toward the Everglades, and that shape is why the housing at one end of the city has almost nothing in common with the housing at the other. Treating it as one market is how homeowners here end up with the wrong quote.
The east end is the original Miramar. A.L. Mailman started it in the mid-1950s with small concrete houses built with flat roofs, and the neighborhoods that followed through the 1960s are mostly single-story concrete block with low-slope or shallow gable roofs. Many have been re-covered more than once, and older repair work by several different hands is normal.
West Miramar is another era entirely. Sunset Lakes, Riviera Isles, Monarch Lakes and the communities off Miramar Parkway went up in the 1990s and 2000s, largely two-story homes with concrete barrel tile and association rules on color and profile. Those roofs are not worn out on top. What has aged is the layer underneath the tile.

On the east side, the covering is usually not the first thing to go. My tile roof looks perfect. Why would anyone say it needs replacing?
Because the tile is not the waterproofing.
