Overview
The stain on your ceiling is downhill from the problem
Water gets in at one point and then travels. It runs along the underside of the deck, down a rafter, across the top plate of a wall, and drops through the ceiling wherever the drywall is weakest. The wet patch you are looking at can be ten or fifteen feet from the hole. That is why guessing costs more than diagnosing.

Where South Florida roofs actually leak
After enough inspections the same short list keeps coming up. Very few leaks start in the middle of a healthy field of shingle or tile. They start where the roof is interrupted, or where a piece of rubber or metal has been sitting in UV and salt air for a decade.
Add to that anything another trade has put through your roof — satellite dishes, solar standoffs, A/C stands, holiday light anchors. Those penetrations are rarely flashed properly and almost never sealed again afterwards.
- Pipe boots. The neoprene collar around a plumbing vent splits from UV long before the roof around it wears out. It is the most common leak we find and one of the cheapest to fix.
- Wall and chimney flashing. Counterflashing works loose, the sealant behind it fails, and water runs down inside the wall instead of onto the roof.
- Valleys. Debris packs in, water backs up under the covering, and valley metal corrodes from the underside where nobody can see it.
- Exposed fasteners. On metal panels and tile ridge work, screws back out and washers harden. Within a few miles of the ocean, salt air takes heads and washers apart years early.
- Tile that has slipped, cracked or lost its ridge mortar, leaving the underlayment beneath it doing the waterproofing with no protection.
- Flat and low-slope areas — seams, drains, scuppers, and the tie-in where a Florida room or addition meets the main roof.

What we can repair, and when we will tell you to stop
A repair is a good investment when the covering around the failure is still sound. Replacing a pipe boot on a nine-year-old shingle roof buys back the rest of that roof's life for very little money.
There is a point where that stops being true. We would rather tell you than keep taking the work.
- Worth repairing: isolated leaks, storm damage confined to one slope or one elevation, a handful of broken or slipped tiles, failed boots and flashing, corroded fasteners, a valley that needs opening and rebuilding.
- Worth repairing: any roof still inside roughly two-thirds of its expected service life sitting on a sound deck.
- Not worth repairing: a shingle roof losing granules across whole slopes with the mat showing through.
- Not worth repairing: a deck that flexes underfoot, or plywood that is delaminated and water-stained when you look at it from the attic.
- Not worth repairing: the fourth leak in a year in a fourth location. That is a system failure, not a run of bad luck.
- Gray area: an older roof with one bad section and a policy renewal coming up. We will price the repair and the replacement side by side so you can decide with real numbers.

After a storm: the first 48 hours
Wind damage is often invisible from the ground. A shingle can break loose at the seal strip and lie back down looking perfect, then leak the first time rain comes in sideways. Tile that shifted an inch will not show up from the driveway either.
Do not climb up to look. Do this instead.
- Photograph everything from ground level, including debris in the yard and every interior stain, and write down the date of the storm.
- Get buckets under active drips and pull back any carpet over a slab so it does not stay damp in this humidity.
- Call for an emergency dry-in or tarp if water is still coming in. Stopping the water comes first; the permanent repair can follow the claim.
- Keep receipts for tarps, fans and temporary work. Carriers commonly reimburse reasonable mitigation costs.
- Get a written roof condition report with photographs before you file, so the claim rests on documented damage rather than a phone description.
- Read anything before you sign it, particularly agreements that assign your claim benefits over to a contractor.

Roof Repair — straight answers
How much does a roof repair cost?
It depends on what failed and how much of the roof has to come apart to reach it. A cracked pipe boot is a small job. Rebuilding a valley, or chasing a leak that has run fifteen feet along a rafter, is not. We come out, find it, and give you a written price before any work starts — and if you are holding a written estimate from another licensed contractor, we will beat it.
Can you find a leak that only happens sometimes?
Yes, and intermittent leaks are usually the informative ones. A leak that only appears in wind-driven rain from one direction points to flashing or a wall detail on that elevation. A leak that shows up in long soaking rain but not short storms usually means water is backing up somewhere — a packed valley, a blocked gutter, or a low-slope area draining too slowly. The pattern is evidence.
Can a tile roof be repaired without redoing the whole roof?
Yes. On tile, the underlayment does the waterproofing and the tile protects it, so most repairs mean lifting tile in the affected area, replacing the failed underlayment or flashing beneath, and resetting or swapping broken pieces. Matching an older tile profile and color is the usual constraint. If the field has gone brittle enough that walking it breaks more tile than we replace, we will tell you.
Do you do emergency tarping after a hurricane?
Yes. An emergency dry-in keeps water out of insulation, drywall and framing while you sort out the permanent repair and any insurance claim. We document the damage with dated photographs at the same time, which is the material your carrier and adjuster will ask for. Is it worth repairing a roof that is already old?
Sometimes. If the deck is sound and the covering is intact away from the failure, a repair can carry an older roof through several more seasons for a fraction of replacement cost. If the surface is failing everywhere at once, the repair is money spent twice. We inspect, then give you both numbers so the decision is yours rather than ours.
Will you tell me I need a new roof when I only need a repair?
No. We do not employ commissioned salespeople, which removes the usual incentive to grow a job. If the roof can be repaired, we quote the repair and tell you roughly how many seasons to expect from it. If it truly cannot, we show you the photographs and the deck condition behind that conclusion, so you can get a second opinion with the evidence in hand.
