A house survives a hurricane as a sealed box

The wind rarely destroys a South Florida home by pushing on it. It destroys the home by getting inside it. One window breaks, the interior pressurizes, and now the storm is pushing up on the roof deck and out on the walls from within while it is still pulling on them from outside. That combination is what takes roofs off houses that were otherwise standing fine.

What breaks the window is almost never the wind itself. It is debris — a roof tile, a section of soffit, a piece of somebody else's fence — moving at highway speed. Impact glazing is laminated: two panes bonded to a tough interlayer, set in a reinforced frame. The glass can crack and still hold the opening closed, because the interlayer keeps the fragments bonded together. That is the entire point. The pane is sacrificial; the barrier is not.

Impact glass costs more up front. In exchange it is passive, permanent and invisible, and it works every day of the year rather than the two or three days a season somebody remembers to close the house up. Shutters cost less and are often the smarter buy on the openings where laminated glass gets expensive fastest.

  • Impact windows are also an air-sealing upgrade. Old single-pane aluminum frames leak conditioned air constantly, and the new frame usually cuts that.
  • A mixed approach is common and completely sensible: impact units on the windows you look through, accordion shutters on the patio slider and the back of the house.
  • For the insurance credit, what matters is that every glazed opening is protected — a single unprotected window, skylight or garage door can cost you the whole credit.

What separates a proper installation from a cheap one

A window is only as strong as whatever is holding it in the wall. You can buy a unit with an excellent design pressure rating, install it into a rotten wooden buck with short screws at the wrong spacing, and end up with an assembly that fails at a fraction of its rating. The label goes on the glass. The performance comes from the install.

This is where the cheap quotes get cheap. Reusing old bucking, anchoring into stucco rather than structure, spraying foam where a structural attachment belongs, and running a bead of caulk over an opening that was never properly flashed. None of it is visible once the trim goes back on, which is exactly why it happens.

Are impact windows worth the money in South Florida?

For most homeowners here, yes. You are buying storm protection that never has to be deployed, plus a year-round reduction in noise, UV fading and air infiltration, plus a meaningful insurance argument and a feature buyers actively look for. The honest counterpoint is the up-front cost. If budget is the binding constraint, approved shutters protect the house for less.

Do impact windows lower my home insurance?

They usually help, sometimes substantially. Florida carriers price wind risk from a wind mitigation inspection form, and opening protection is one of its heaviest-weighted items. The catch is that the credit generally requires every glazed opening to be protected — windows, doors, skylights and the garage door. Protecting most of the house and leaving one opening bare can forfeit the credit entirely.

What is a Miami-Dade NOA, and do I need one?

A Notice of Acceptance is a product approval issued by Miami-Dade County confirming a window or door passed the required impact and cyclic pressure testing. Broward and Miami-Dade are the High-Velocity Hurricane Zone, so products there must carry an NOA or equivalent Florida Product Approval. Palm Beach sits outside the HVHZ but inside the wind-borne debris region and still requires approved, appropriately rated products.

Should I choose impact windows or accordion shutters?

Impact glass if you want protection that requires no action, plus the daily benefits of noise reduction, UV control and security. Accordion shutters if the priority is protecting every opening for the least money, or if you have wide sliders where impact glass gets expensive. Many of our customers do both: impact units on the main living-space windows, accordions on the patio and the back of the house.

Can I replace just a few windows at a time?

Yes, and plenty of homeowners phase the work by room or by elevation. Two things to keep in mind: pricing per opening improves with volume, and the insurance credit for opening protection generally needs the whole house covered before it applies. Phasing is a good way to manage cash flow, but plan on finishing the house to collect the full benefit.

Do you handle permits and inspections?
