What PACE financing actually is

PACE stands for Property Assessed Clean Energy. It is a Florida program that finances qualifying improvements to a property and is repaid through the annual property tax bill rather than as a separate loan payment.

The feature that makes it different is that the obligation attaches to the property rather than to the person. It is generally used for improvements tied to resilience and efficiency — the categories that help a home stand up to weather or use less energy. It is one route among several, and it is not automatically the right one for every homeowner.

Secured, unsecured, and why the term changes the payment

Two things decide your monthly number: whether the financing is secured, and how long the term runs. A secured option is backed by the property. An unsecured option is not. Both are available and neither is automatically better.

Term length is the bigger lever. The same project spread over 30 years produces a smaller monthly payment than the same project over 10, while the shorter term clears the balance sooner. The right answer depends on how long you plan to stay in the house and what the payment has to sit next to in your budget. Because there is no pre-payment penalty, a longer term is not a one-way door — plenty of homeowners take the low required payment and then pay more than the minimum whenever they can.

Waiting has a price too, and what to bring when we sit down

A roof problem is one of the few household expenses that grows on a schedule. Water that gets past the underlayment moves into the decking, then the framing, then the drywall and insulation below it. A repair that was a section of tile in March can be a structural item by October, and whatever you saved by waiting is gone.

The other cost is insurance. Florida carriers underwrite heavily on roof age and condition, and homeowners across Broward, Miami-Dade and Palm Beach are receiving non-renewal notices and requests for roof condition reports. Replacing a roof on a carrier deadline is a far worse position than replacing it on your own.

Is there really nothing to pay up front?

Correct. We offer $0 down with 100% of the project financed, so there is nothing due at signing and nothing due to get the permit pulled and the crew scheduled. The payment amount and the repayment schedule are set out in writing, and we go through both of them with you before any work is booked.

Do you run a credit check?

No credit check is required. That is one of the main reasons homeowners come to us after being turned down elsewhere or after deciding not to have their credit pulled at all. Secured and unsecured options are both available, and which one suits your situation is something we cover during the free consultation rather than over the phone.

What is PACE financing?
