Overview

The cheapest part of a roof, and the part doing the most work

South Florida averages more than 60 inches of rain a year and most of it arrives in short, violent bursts between May and October. A 2,000 square foot roof sheds well over a thousand gallons during a single afternoon storm. With no gutter, every drop of that lands in a narrow strip of ground around the house.

That strip is where the damage starts. Splash-back stains and softens stucco, keeps fascia and soffit permanently damp, feeds mold and carpenter ants, and saturates the soil hard against the slab. Screen enclosures, pavers, walkways and planting beds take the same beating, and none of it shows up as a dramatic failure. It shows up three years later as rotten wood behind a gutter that was never there.

What a gutter system sized for South Florida looks like

Most builder-grade gutter in this region is 5-inch K-style with a single downspout per side. That is fine on a small hip roof and badly undersized on anything with long runs, a steep pitch, or two roof planes dumping into one valley.

A valley funnels the runoff from two planes into a couple of feet of gutter. That is where overflow shows up first, and it is usually why a gutter that "worked fine for years" suddenly runs over the front edge during a summer storm.

  • 5-inch K-style is the sensible default on a modest roof. On large planes, steep pitches or long single runs we spec 6-inch gutter with 3x4 downspouts, which moves roughly twice the water.
  • A downspout every 30 to 40 feet of run, and at both ends of a long eave. One outlet in the middle of a 60-foot gutter is the single most common reason a system overflows.
  • Hidden hangers screwed into solid fascia roughly every 24 inches, and tighter at corners. Spike-and-ferrule is what pulls loose the first time a tropical storm loads the gutter with water.
  • Heavier-gauge aluminum near the coast, where salt air and daily thermal cycling work on thin stock faster than most homeowners expect.
  • About a quarter inch of fall per 10 feet toward the outlet — enough to drain completely, not enough to read as crooked from the street.
  • Discharge routed away from the slab with extensions, splash blocks or a buried line to daylight. A downspout emptying at the foundation just moves the problem four feet.

Do the gutters while the roof is off

Gutters and roofs are one water system, and they are cheapest and cleanest to do together. During a tear-off the fascia and sub-fascia are exposed, so rot is visible and can be cut out and replaced for a fraction of what it costs later with a gutter hung over it.

The order of operations also matters. Drip edge and gutter apron have to go on so that water running off the underlayment lands in the trough instead of tracking behind it and down the back of the fascia. Gutter installed after the fact, by a separate company, frequently misses that detail entirely.

  • Rotten fascia and sub-fascia gets found and replaced while it is open and reachable, not discovered in three years when the hangers let go.
  • Drip edge, gutter apron and underlayment installed in the correct sequence so runoff cannot get behind the gutter.
  • One mobilization, one crew, one written price — you are not paying a second contractor to set ladders around your house.
  • Color chosen alongside the new roof, fascia and soffit while all three decisions are still in front of you.
  • Everything covered by the same licensed contractor, so there is nobody to point a finger at if water ends up where it should not be.

Clogs, guards and the honest truth about maintenance

Gutters here do not fail from wear. They fail from what falls into them. Royal palm fronds, live oak and ficus litter, black olive berries, blown roof grit and the fine organic sludge that builds up in humid heat all end up in the trough, and once the outlet blocks, the gutter becomes a 40-foot planter box hanging off your fascia.

Guards help. They do not eliminate cleaning, and any company that tells you otherwise is selling something. Fine debris still washes through mesh, seed pods still bridge across the top, and a guard under a heavy palm still needs hands on it once or twice a year.

  • Standing water is a mosquito nursery, and a run full of water and wet debris is heavy enough to pull hangers straight out of the fascia.
  • Overflow at the same corner every storm usually means a blocked outlet or an undersized downspout, not a bad gutter.
  • Water tracking behind the gutter and staining the fascia points at a missing gutter apron rather than a clog.
  • Sagging in the middle of a run means hangers spaced too far apart, or fascia that has already gone soft behind them.
  • Clear the gutters before hurricane season, not during it — a blocked system during a named storm sends water straight into the soffit.
  • Guards are worth it under heavy tree cover and mostly a waste on a clear roof with a short run.

Gutters — straight answers

How much do seamless gutters cost?

Gutter is priced by the linear foot, so the number depends on how much run the house has, whether it takes 5-inch or 6-inch, how many downspouts it needs, the height and access, and whether any fascia has to be replaced first. We measure the house free, hand you a written price, and if you already hold a lower written estimate from another licensed contractor we will beat it.

What size gutter does a South Florida home need?

5-inch K-style handles most single-story homes with modest roof planes. We recommend 6-inch gutter with 3x4 downspouts on large or steep roofs, on long uninterrupted runs, and anywhere a valley concentrates two roof planes into one section of gutter. Six-inch moves roughly double the water for a small increase in cost, and it is almost always the right call under a valley.

Should I replace the gutters when I replace the roof?

Almost always, yes. The crew and the access are already there, the fascia is exposed so rot can be repaired properly, and the drip edge and gutter apron can be installed in the correct order. Doing gutters as a separate job later means a second mobilization, a second price, and a much higher chance the water detail at the eave gets missed.

Do gutter guards actually work?

They reduce cleaning, they do not end it. Mesh and screen guards keep out fronds, leaves and larger debris, which is genuinely useful under palms and ficus. Fine grit and seed pods still get through or bridge over the top, so a guarded gutter still needs checking once or twice a year. Under a clear roof with a short run, guards rarely earn their cost.

Can gutters really affect my foundation?

Yes. Roof runoff dumped at the drip line saturates the soil right against the slab, and repeated soaking and drying moves that soil. Combined with splash-back onto stucco and constantly damp fascia, it is one of the quietest and most expensive forms of water damage on a South Florida house. Getting the discharge several feet away from the building solves most of it.

Do you repair existing gutters, or only install new ones?

Both. Plenty of systems only need re-hanging, re-pitching, a resealed corner, a larger outlet or an extra downspout where the roof concentrates water. If the gutter itself is sound we will tell you so and quote the repair. Because our gutter is seamless, replacement is priced by the run, so a single failed side can be redone without touching the rest of the house.
