The math changes when the failures stop being isolated — the third leak in two years in a third part of the house, granules washing out everywhere at once, tiles sliding after every storm. Repair or replace: how to read your own roof
Nobody should sell you a roof you do not need. There are, though, a handful of conditions where replacement is simply the honest answer, because patching a failing system relocates the problem and you end up paying twice.
Here is what moves a roof out of the repair column.
- Leaks in three or more separate areas. That pattern says the system is finished, not that you were unlucky with one flashing.
- Widespread granule loss on asphalt shingles, with bald patches in the field and granules piling up at the bottom of the downspouts. Once the mat is exposed to UV, the shingle is on the clock.
- Shingles curling, cupping or cracking across whole slopes rather than in one wind-exposed corner.
- Tile slipping or breaking over broad sections after storms. On a tile roof the underlayment is the waterproofing and the tile is the armor — repeated failures usually mean the underlayment has aged out.
- A deck that flexes underfoot, or attic sheathing with dark staining and delaminating plywood.
- A non-renewal notice from your carrier, or a demand for a roof condition report because of the age of the covering.

What a replacement week actually looks like
We pull the permit before anything comes off the roof. On the first morning the crew protects the driveway, walls, pool cage and landscaping, stages the dump trailer, and starts stripping.
The part homeowners never see is the part that matters most. With the deck bare, we can find every soft sheet, every under-nailed panel and every place a previous crew hid a problem under another layer of shingles.
- Permit pulled under our license and posted on site before tear-off starts.
- Old covering, underlayment and fasteners removed down to bare plywood. We do not install over an existing roof.
- Deck inspected sheet by sheet. Rotten or delaminated plywood is replaced, and the whole deck is re-nailed to the current fastening schedule.
- The roof is dried in the same day it is opened. Your house does not sit under a tarp waiting on the next crew.
- New underlayment, new drip edge, new valley metal, new pipe boots, new wall and chimney flashing. Nothing metal gets reused.
- Magnet sweep of the yard and driveway, debris hauled away, then the county inspection that closes the permit.

What drives the price of a replacement
The published starting prices are real: architectural shingle from $6.00 per square foot, tile from $10.25 and metal from $10.75, with permits and permit fees included and no hidden fees. What moves a specific house above the starting number is geometry and condition, not markup.
We measure on site, photograph the roof, hand you an instant roof report and then a written price. Nothing is committed until you have that number in your hand.
- Square footage and pitch. A steep roof needs staging and slows down every stage of the work.
- Complexity. Valleys, dormers, skylights, chimneys and multiple roof planes all add flashing and labor that a simple gable never needs.
- Deck condition. Sheets that need replacing are priced per sheet and shown to you before they are covered.
- How many existing layers have to come off, and how close the dump trailer can park to the house.
- Material. Tile and metal cost more up front and generally outlast asphalt in this climate, so the cost per year of service often runs the other way.

Roof Replacement — straight answers
Should I repair my roof or replace it?
Repair when the damage is isolated and the rest of the system is sound — one flashing, a cracked pipe boot, a dozen slipped tiles. Replace when failures are appearing in several places at once, the deck is soft underfoot, or the covering has lost its surface across whole slopes. We inspect first and tell you in writing which one you are actually looking at, at no charge.
How long does a roof replacement take?
It depends on size, pitch and material. A straightforward single-family shingle re-roof is usually a matter of days of active work, while tile and metal take longer because each piece is set individually. Permitting before the job and the county inspection after it add calendar time on either end. You get a schedule along with the written estimate so you know what to plan around.
My insurer sent a non-renewal notice over my roof age. Will replacing it help?
Usually, yes. Florida carriers underwrite heavily on roof age and wind mitigation features, and many will not renew an older covering regardless of how it looks from the street. A new, permitted, code-compliant roof paired with a current wind mitigation inspection often restores insurability and lowers the premium. We provide the permit documentation and photographs your carrier or inspector asks for.
Do you replace the plywood deck as part of the job?
Only the sheets that need it. Nobody knows what the deck looks like until the old roof is off, so bad plywood is quoted per sheet and we show you the damage before anything covers it again. We also re-nail the existing deck to the current fastening schedule, which is required on a Florida re-roof and is one of the cheapest improvements to wind performance available.
Can I just put new shingles over the old ones?
We do not do overlays. An overlay hides the deck, traps heat, adds weight, and makes the next tear-off more expensive — and any rot or under-nailing underneath stays exactly where it is. Going to bare plywood is the only way to inspect and re-nail the deck and install a proper secondary water barrier, which is where a Florida roof's storm performance really comes from.
