Overview

The tile lasts fifty years. What is under it does not.

Drive any street from Hollywood to Coral Gables and count the roofs. Tile wins, and not for decorative reasons. Concrete and clay do not rot, do not corrode, do not burn and do not care about UV. A tile pulled off a 1970s house is usually still a perfectly good tile.

That is exactly why homeowners are surprised when they get a re-roof quote. The tile above your head may be fine while the roof itself is failing, because the waterproofing is the sheet of modified bitumen underneath. That layer lives 15 to 25 years in this climate, and when it goes the tile is just a very heavy decorative screen sitting over a wet deck.

Concrete or clay, barrel or flat

Tile is not one product. The two materials behave differently over thirty years, and the profile changes both the price and the weight your structure has to carry. Here is how they actually compare on a South Florida roof.

  • Concrete tile — the volume choice and the least expensive tile. Heaviest of the group at roughly 9 to 11 lb per square foot. Color is pigmented rather than fired, so it softens and lightens over the decades.
  • Clay tile — fired color that goes right through the body and does not fade, lighter than concrete, and the best performer in direct salt spray. It costs more and it is more brittle underfoot.
  • Barrel and S-profile — the curved Spanish look that defines the region. One-piece S-tile is the practical version; two-piece mission barrel, with a separate pan and cover, is the authentic and most expensive one.
  • Flat and slate profile — sits low and reads more like slate or stone. Popular on newer construction and on homes where a heavy barrel line would overwhelm the elevation.
  • Lightweight tile — for structures that cannot carry standard concrete. Costs more per piece and it is worth every dollar when the alternative is structural reinforcement.
  • All of it must carry current approval for wind uplift, and in Broward and Miami-Dade that means a product approved for the High-Velocity Hurricane Zone.

The underlayment is the roof. The tile is the armor.

Water that gets past a tile field — and it always does, in wind-driven rain — is meant to run down the underlayment and back out at the eave. That sheet is what keeps your house dry. Once it dries out, cracks around the fasteners or debonds at the laps, you have a leak that no amount of tile repair will fix.

This is the part of a tile job worth interrogating in any quote you receive. Ask what goes down, how many plies, and how the tile is attached, because those three answers determine whether you are buying twenty years or forty.

  • Older roofs here were built on hot-mopped 30 lb felt. In this sun it commonly gives 15 to 20 years, and once it starts it goes everywhere at once.
  • We strip to the bare deck. Rotten sheathing is replaced and the deck is re-nailed to current code — the wind-mitigation upgrade that also lowers insurance premiums.
  • Self-adhered SBS modified bitumen underlayment, base and cap where the system calls for it, so fasteners seal as they penetrate instead of leaving an open hole.
  • Valley metal, headwall and sidewall flashing, and pipe penetrations are all replaced. Nothing gets reused because the old flashing looks acceptable.
  • Attachment per the Florida high-wind tile manual — mortar set, foam adhesive or mechanical fastening, chosen for your pitch, exposure and product approval.
  • Hip and ridge set on a raised nailer or in mortar with weep paths, so water that gets in has a way back out instead of sitting against the deck.

Re-lay or full replacement, and what the HOA has to say

If your tile is sound and the underlayment is finished, you have a real choice. A re-lay lifts and stacks the existing tile, rebuilds everything underneath, then resets the same tile. It saves the material line on the estimate and keeps a color the neighborhood is already used to.

It is not always the better deal. Removal breaks tile, older profiles get discontinued, and a patchwork of new tile against thirty-year-old faded tile is obvious from the street. We tell you which way the numbers fall before you decide.

  • Re-lay works when the tile is in good condition, the profile is still manufactured or matchable, and the roof does not have unusual complexity.
  • Budget for breakage. A meaningful percentage of tile does not survive removal and stacking, and you need matching stock on hand to finish the job.
  • Concrete tile fades. New tile of the same part number will not match a roof that has been in the sun for twenty-five years, though it does even out over time.
  • Full replacement gives uniform color across the whole roof, which is usually the cleanest submission to an architectural review board.
  • HOA covenants often specify profile, color range and sometimes the manufacturer. Pull the documents before you choose, not after.
  • Isolated slipped or cracked tiles on a roof with life left in the underlayment are a repair, not a re-roof. We will say so.

Tile Roofing — straight answers

How long does a tile roof last in Florida?

The tile itself commonly lasts 50 years or more, and clay can outlast that. The underlayment beneath it is the real clock, typically 15 to 25 years depending on what was installed and how hot the deck runs. That is why tile homes here get re-roofed once or twice a lifetime while keeping much of the same material on the roof.

Can my house support the weight of a tile roof?

Most South Florida homes originally built with tile can. If you are converting from shingle, it needs checking first, because standard concrete tile adds roughly 900 to 1,100 pounds per roofing square against about 250 to 400 for shingle. We look at the framing during the free measurement and tell you if an engineer needs to sign off or if lightweight tile is the better path.

Can I keep my existing tile and only replace the underlayment?

Often, yes — that is a re-lay. We lift and stack the tile, strip the old underlayment, repair and re-nail the deck, install the new system and reset your tile. It works when the tile is sound and the profile is still available to cover breakage. We inspect and give you an honest read on whether the savings survive the replacement pieces you will need.

Will tiles break if someone walks on the roof?

They can. Tile is strong across its supported points and weak in the middle of an unsupported span, and clay is more brittle than concrete. Our crews know where to step. Homeowners, pressure-washing companies and cable installers frequently do not, and a surprising share of the tile repairs we get called out for started with somebody walking a roof carelessly.

Is tile worth the extra over shingle?

Run it per year rather than per square foot. Shingle starts at $6.00 and gives you 15 to 20 years. Tile starts at $10.25, and the material realistically carries you past 50 with an underlayment cycle in between. If you are staying in the house long term, tile usually wins on cost per year, on insurance and on resale. If you are selling soon, it may not.

Does tile hold up in a hurricane?

Wind performance comes from attachment, not from the tile. A tile roof installed to current approvals — correct fastening method, correct fastener schedule, tighter spacing at hips, ridges, perimeters and corners — is built to meet the wind requirements for your zone. Older roofs set decades ago on outdated methods are the ones that lose tiles, which is one more reason a re-lay is worth doing properly.
