Everything that matters is behind the tile
A shower is a container for water that we then decorate. Tile and grout are not waterproof on their own — grout is porous and tile joints move. What keeps water out of your framing is the layer underneath: a pan sloped to the drain, a bonded membrane carried up the walls, sealed corners and curb, and cement board instead of drywall.
South Florida makes a bad shower fail faster than almost anywhere else. Humidity stays high year round, so a wall cavity that gets damp never fully dries out. The first symptom is rarely a puddle. It is a loose tile in the bottom corner, a grout line that stays dark, a musty smell in a closed bathroom, or paint lifting on the other side of the shower wall. By then the water has been in the framing for months.

What goes in behind the tile
This is the part of an estimate that is invisible once the job is finished, and it is the difference between a shower that lasts twenty years and one that fails in five. If a contractor cannot tell you which waterproofing system is going in, you already have your answer.
We would rather walk you through it while the walls are open. It takes ten minutes and it is the only chance anyone gets to see it.
- The pan — sloped to the drain, roughly a quarter inch per foot, so water leaves instead of standing. A flat pan is a failed pan.
- The membrane — a bonded liquid-applied or sheet system, or a traditional liner, carried up the walls well above splash height.
- Corners, curb and drain flange — where nearly every leak actually starts. These get preformed pieces or banded seams, not just an extra coat.
- Cement board or foam board on wet walls, never paper-faced drywall. Paper is food for mold once it gets damp.
- Niches and benches sloped and waterproofed like miniature shower pans, because flat ones hold water.
- Where the system allows it, a flood test before tile goes on — fill the pan, leave it, come back and check the level.
Humidity, ventilation and the things that rot quietly
Waterproofing handles the water you can see. Ventilation handles the water you cannot. In this climate a bathroom that is sealed up and under-vented stays damp between showers, and that is what feeds mold behind the vanity, swells a particleboard cabinet box and lifts paint off the ceiling.
Exhaust is the cheapest insurance in the whole project, and it is the item most often done badly by whoever came before us.
- Vent the fan to the outside through a wall or roof cap — not into the attic, where the moisture simply condenses on the underside of the sheathing.
- Size it to the room. A common rule of thumb for an eight-foot ceiling is one CFM per square foot, with more for an enclosed shower compartment.
- Run it longer than feels necessary. A timer switch that keeps the fan going twenty minutes after a shower does more than any upgrade to the fan itself.
- Leave clearance under the door. Without makeup air, even a good fan moves very little.
- Choose plywood or solid vanity boxes over particleboard. Particleboard swells once and never recovers.
- If a bathroom already smells musty, something behind a surface is wet. Tell us at the consultation and we will open it up and look before quoting.
Small bathrooms, conversions and what is realistic
Most South Florida bathrooms we remodel are between 35 and 60 square feet. The win is almost never more space — it is a better use of the space that already exists, plus fixtures that suit how long you intend to stay in the house.
On timing, a straightforward bathroom is usually a couple of weeks of on-site work once materials are on hand. Moving the drain, going curbless or ordering custom glass adds to that. Glass in particular is measured after the tile is set, so it arrives near the end and it is worth deciding on early.
- Tub to shower is the most common conversion here. It buys usable floor area and removes the step-over that becomes a problem later in life.
- Curbless entry depends on the floor structure. On a concrete slab it is often straightforward; on a wood-framed second floor it takes more work to recess the drain.
- A frameless glass panel instead of a framed door and curtain makes a small room read larger and is far easier to keep clean.
- Wall-hung or floating vanities show more floor and make a tight bathroom feel bigger. A pedestal sink looks good and costs you all your storage.
- Recessed niches beat corner caddies, and they cost almost nothing to add while the wall is already open.
- A pocket door, or a door rehung to swing outward, recovers the floor area a swinging door wastes in a small room.

Bathroom Remodeling — straight answers
How long does a bathroom remodel take?
A single bathroom taken back to the studs is usually a couple of weeks of on-site work once the materials are in hand. Demolition, rough plumbing, inspection, waterproofing, tile, fixtures and glass each follow the one before. Custom shower glass is templated after tile is set, so it lands at the end. Moving the drain or going curbless adds time to the front of the job.
Do you need a permit for a bathroom remodel?
For anything touching plumbing, electrical or structure, yes. Replacing a vanity in the same spot is one thing; relocating a drain, converting a tub to a shower or adding an exhaust fan and circuit is another. We pull the permit under building license CBC1266379 and carry the job to final inspection, which also gives you documentation if you sell the house later.
Can you convert a bathtub into a walk-in shower?
Yes, and it is one of the most common projects we do. The tub comes out, the drain is usually relocated and the valve is replaced, then the area gets a new sloped pan and full waterproofing before tile. Homeowners choose it either to reclaim usable floor space in a small bathroom or to remove the step-over before mobility becomes an issue.
Why do tiled showers leak, and can you tell before demolition?
Almost always because the waterproofing behind the tile was skipped, done over drywall, or not sealed properly at the corners, curb and drain. Tile and grout are not the barrier. We can read the warning signs from the outside — loose bottom-row tile, permanently dark grout, a musty smell, soft baseboard on the far side of the wall — but the true extent is only visible once the wall is open.
Can you make a bathroom accessible for someone with limited mobility?
Yes. A curbless or low-threshold entry, a wider door opening, solid blocking inside the walls for grab bars, a bench, a handheld shower on a slide bar and comfort-height fixtures all get planned before framing closes up. Adding blocking now costs very little, while retrofitting grab bars into finished tile later means opening the wall again.
